1. What information do we collect?
Personal information you provide to us
We collect personal information that you voluntarily provide when you register, run a property analysis, or otherwise contact us. This includes:
- Email addresses
- Names
- Property addresses you search
- Inspection documents you upload
- Listing prices you enter
- IP addresses
- Session tokens
Payment data
If you subscribe, payment information (card number, security code) is handled and stored directly by Stripe — we never see or store it ourselves. Stripe's privacy policy: stripe.com/privacy.
Social media login data
If you sign in using Google, we receive basic profile information from Google (typically your name, email address, and profile picture). We use this only to create and identify your account on our service.
Information automatically collected
When you use our services, we automatically collect device and usage information — your IP address, browser type, operating system, language preferences, and information about how and when you use the service. This is used to maintain security, prevent abuse, and run internal analytics.
Google API
Our use of information received from Google APIs adheres to the Google API Services User Data Policy, including the Limited Use requirements.
2. How do we process your information?
We process your personal information to:
- Create and manage your account.
- Deliver our property analysis service.
- Respond to your inquiries and provide support.
- Send administrative communications (changes to terms, security notices).
- Fulfill subscription orders and manage payments through Stripe.
- Protect our service against fraud and abuse.
- Identify usage trends to improve the service.
- Generate AI property analysis based on the property address, listing price, and any inspection document you submit.
- Enforce usage limits and prevent abuse of the free tier across multiple accounts.
3. What legal bases do we rely on?
We only process your personal information when we have a valid legal reason — your consent, to fulfill a contract with you (providing the service), to comply with legal obligations, or to pursue legitimate business interests (analyzing how the service is used, preventing fraud, preventing abuse across accounts).
If you are in the EU or UK, the GDPR and UK GDPR govern our processing. You can withdraw consent at any time by emailing us.
4. When and with whom do we share your personal information?
We share information with third-party service providers only when needed to operate the service. We have contracts in place requiring them to safeguard your information and not use it for any other purpose. The categories of providers we share with:
- AI platforms (Anthropic — for generating your analysis report)
- Data storage providers
- Cloud computing services
- Payment processors (Stripe)
- User authentication services (Supabase)
- Website hosting services (Vercel)
- Real estate data providers (ATTOM, Estated, RentCast, HouseCanary)
We may also share information during a business transfer (merger, acquisition, or asset sale), or when required by law (a court order, subpoena, or regulatory request).
5. Do we use cookies?
We use only essential cookies needed to keep you signed in between visits. We do not use advertising, marketing, or third-party analytics cookies. See our Cookie Notice for details.
6. Do we offer AI-based products?
Yes. Our property analysis is generated using AI provided by Anthropic. Your inputs (property address, listing price, inspection text) are processed by Anthropic to produce your report. Anthropic processes this data under its own privacy and security commitments in addition to ours.
Our AI is used for:
- AI predictive analysis of property risk
- Property data structuring
- Inspection document analysis
- AI text generation for your report's narrative sections
7. How do we handle social logins?
If you sign in with Google, we receive certain profile information (name, email address, profile picture). We use it only for the purposes described in this notice. We do not control how Google itself uses your information — please review Google's privacy policy.
8. Is your information transferred internationally?
Our servers are located in the United States. If you are outside the US, your information will be transferred to and processed in the US. If you are in the EEA, UK, or Switzerland, we use the European Commission's Standard Contractual Clauses with our service providers where required.
9. How long do we keep your information?
We keep your personal information for as long as you have an account with us, unless a longer period is required by law (e.g. tax or accounting records). When you delete your account, we delete or anonymize your personal information; some backups may remain briefly but are isolated from further use and removed on the normal backup cycle.
10. How do we keep your information safe?
We use industry-standard organizational and technical safeguards. However, no transmission over the internet is 100% secure, and we cannot guarantee absolute security. Access the service only from a secure environment.
11. Do we collect information from minors?
No. Our service is for users 18 and older. We do not knowingly collect data from anyone under 18. If you become aware that a minor has provided information to us, contact us at atlantahomereport@gmail.com so we can delete it.
12. What are your privacy rights?
Depending on where you live, you may have rights to access, correct, delete, or get a copy of your personal data, restrict its processing, object to its processing, or withdraw consent. You can exercise most of these directly from your account dashboard or by emailing us.
If you're in the EU or UK and believe we've handled your data unlawfully, you also have the right to complain to your data protection authority.
13. Controls for do-not-track signals
We do not currently respond to "Do Not Track" browser signals, as no industry standard for them has been finalized. If one is adopted in the future, we'll update this notice.
14. Do United States residents have specific privacy rights?
If you live in California, Colorado, Connecticut, Delaware, Florida, Indiana, Iowa, Kentucky, Maryland, Minnesota, Montana, Nebraska, New Hampshire, New Jersey, Oregon, Rhode Island, Tennessee, Texas, Utah, or Virginia, you have specific rights including:
- Right to know whether we are processing your personal data
- Right to access your personal data
- Right to correct inaccuracies
- Right to request deletion
- Right to obtain a copy of data you previously shared
- Right to non-discrimination for exercising your rights
- Right to opt out of the processing of your data for targeted advertising, sale, or profiling — although we do not sell data, share it for targeted advertising, or profile users in the first place

15. Do we make updates to this notice?
Yes. The updated version will be indicated by a new "Last updated" date at the top. If we make material changes, we'll notify you either by posting a notice on the service or by email.
