1. Acceptance of these terms

By accessing or using Atlanta Home Report ("the service"), you agree to these Terms of Service. If you don't agree, don't use the service.

2. The service

Atlanta Home Report provides AI-generated analysis of metropolitan-Atlanta residential properties using public and licensed real estate data sources. Reports include risk scores, repair cost estimates, pricing analysis, and negotiation insights. This is informational only and is not financial, legal, or professional real estate advice. You should consult licensed professionals (inspectors, attorneys, real estate agents, etc.) before making any property purchase decisions.

3. Accounts

You must be 18 or older to use the service. You're responsible for keeping your account secure and for all activity under your account. You agree to provide accurate information and to notify us immediately of any unauthorized use.

4. Free tier and subscriptions

The free tier allows two property analyses every 24 hours per account. Paid subscriptions ($35 per month) remove this limit. Subscriptions renew automatically until cancelled. You can cancel any time from your dashboard; you keep access through the end of your current billing period after cancellation.

The service, including all software, design, content, and AI-generated reports, is owned by Matthew McNair d/b/a Atlanta Home Report. You receive a limited, non-transferable license to use the service and view your own reports for personal, non-commercial purposes.

7. Third-party data

Reports incorporate data from third-party providers including ATTOM Data Solutions, county records, FEMA, Walk Score, school rating databases, and others. We do not guarantee the accuracy, completeness, or timeliness of third-party data. Always verify critical information independently.

8. AI-generated content disclaimer

Analyses are generated by AI based on available data. AI can be inaccurate, incomplete, or out of date. Repair cost estimates are rough ranges, not bids; risk scores are heuristic, not predictive. Treat every report as a starting point for further investigation, never as a substitute for a licensed home inspector, appraiser, or attorney.

9. Disclaimer of warranties

THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED. WE DISCLAIM ALL WARRANTIES INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR THAT REPORTS WILL BE ACCURATE OR COMPLETE.

10. Limitation of liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, ATLANTA HOME REPORT AND ITS OPERATOR ARE NOT LIABLE FOR ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL, OR PUNITIVE DAMAGES — INCLUDING LOSS OF PROFITS, DATA, OR REAL ESTATE TRANSACTIONS — ARISING FROM YOUR USE OF THE SERVICE. OUR TOTAL LIABILITY FOR ANY CLAIM IS CAPPED AT THE GREATER OF $100 OR THE AMOUNT YOU PAID US IN THE TWELVE MONTHS PRECEDING THE CLAIM.

11. Termination

We may suspend or terminate your account if you violate these terms or use the service abusively. You may terminate at any time by deleting your account from the dashboard.

12. Changes to terms

We may update these terms over time. The "Last updated" date at the top reflects the most recent change. Material changes will be communicated by email or a prominent notice on the service.

13. Governing law

These terms are governed by the laws of the State of Georgia, without regard to conflict-of-law principles. Any dispute will be resolved in the state or federal courts located in Bibb County, Georgia.
